Responsibilities of the landlord

In Scotland, landlords have a number of legal safety obligations to ensure that the properties they let are safe and habitable for tenants. First, they must make sure the property meets the Repairing Standard which means the structure and installations such as gas, water, electricity, heating and sanitation are in reasonable repair and proper throughout the tenancy. This includes arranging and annual gas safety check along with a legionella test for the water, EICR certificate every 5 years and an EPC every 10 years and any electrical appliances will need PAT testing every year. Smoke and heat alarms are all now to be interlinked.
